Mallorca property market: why the world is looking at the Balearics

Almost every second international luxury property purchase in Spain lands on the Balearics, and 70.34 percent of those buyers come from the EU. What these numbers tell us about Mallorca.

There is this moment we experience again and again at Alma Balear: a prospective buyer stands on the terrace of an old finca for the first time, looks out over the almond trees toward the Tramuntana, and you can almost see the decision being made. What strikes us every time: more and more often, that gaze is no longer a purely Spanish one. It belongs to a family from Munich, a couple from Amsterdam, an entrepreneur from London.

What the numbers say.

And now current figures confirm what we have long sensed. According to the property observatory of Spain's housing ministry, in 2025 a full 41.79 percent of all nationwide purchases of luxury properties above 500,000 euros by foreign buyers went to the Balearics. Almost every second large international property deal in all of Spain is therefore closed right here with us, far ahead of Madrid, Andalusia or Catalonia. No other region draws as much international trust as our islands.

People, not investors.

What we find especially heartening: 70.34 percent of these buyers come from the EU. These are not anonymous investors chasing a quick profit, but people who want to arrive here, on legally secure ground, often with the wish to truly stay, to find a second home rather than merely a capital investment.

What this means for Mallorca.

For us this confirms something fundamental: Mallorca is no longer an insider tip, but a place the world trusts. And precisely for that reason we believe it now matters more than ever how one arrives. The big numbers tell of villas and headlines, but for us the most beautiful stories are often written more quietly: in a finca in the Pla de Mallorca, a village house in the Raiguer, a hidden estate in the Serra de Tramuntana.
