Pla de Mallorca
The flat heart of the island — locals call it the Pla. Almond and vineyard fields, old fincas, village fiestas with brass bands. Our home base — our office is in Campos.

We find properties with soul — homes you wouldn't otherwise see. Off-market, discreet, placed personally from a network grown over many years.
Who we are
You experience Mallorca best through people who really know the island. We are a team of long-time Mallorca residents — with deep local connections, real island knowledge and a network grown over many years. That is how we find homes with soul: houses, fincas and apartments not everyone gets to see.
Whether in the heart of the island, in small Mallorcan villages or in special spots along the coast — what matters to us is the person and the right home behind it. Toni grew up here, Maren has lived on the island since 1995, Nathalie since 1999. Together we speak five languages, and we would rather say an honest no once than a polite maybe three times. (Alma, by the way, means soul.)

“Properties you wouldn't otherwise see.”
Where we feel at home
We deliberately focus on four regions in the island's interior. Not because the rest isn't beautiful — but because we want to actually know what we put on the table.
Campos · Santanyí · Porreres · Sineu · Algaida · Llubí
The flat heart of the island — locals call it the Pla. Almond and vineyard fields, old fincas, village fiestas with brass bands. Our home base — our office is in Campos.
Binissalem · Alaró · Consell · Santa Maria del Camí · Marratxí
The foothills of the Tramuntana. Sandstone houses in warm ochre tones, vineyards, well-connected to Palma without being loud.
Artà · Son Servera · Son Carrió · Capdepera
The quiet east. Countryside estates with sea views, mountain paths, honest villages beyond the tourist flows.
Selva · Caimari · Mancor · Lloseta
Not the postcard side of the Tramuntana, but its foothills. Natural stone, narrow lanes, a temperature that stays bearable in August.

How we work
No phrases, no black box. This is how it goes when you reach out.
A phone call or an email. No questionnaire with 40 fields. We want to understand who you are, why Mallorca, what home means to you.
We only show what we would look at ourselves. Not 80 properties to click through — three or four that could actually fit.
We drive with you; we know the roads. Toni tells you who the previous owner was. Nathalie translates, if needed.
Catastro, land register, energy class, IBI, neighbours. We bring you the gestor, the notary, the architect — all people we have worked with for years.
The signing happens in calm. We are there, we translate live. You know what each page says before you sign it.
After the purchase we don't disappear. Finding tradespeople, planning the garden, improving the energy class, joining a local club — from our network we recommend the right partners.
Search assignment
We sell, let and search for properties on Mallorca. Alongside classic brokerage we also take on targeted search assignments for our clients.
Through our long roots on the island, our personal network and our cooperations with other real estate agencies and industry colleagues, we can find suitable homes well beyond our own portfolio. Our property scouts back us up with experience, market knowledge and a particular instinct for homes that really fit our clients.
Our promise
We place properties with character — not interchangeable quick sales.
We open doors that aren't easily opened elsewhere.
We think in relationships, not commissions.
We know this island because we live here — some by birth, others for decades.

“Personal. Authentic. With a Mallorcan heartbeat.”
Behind Alma Balear
We are a small team of long-time Mallorca residents. No call center, no franchise — just personalities with deep local connections and a network grown over many years.

Managing Director
From Cologne, on Mallorca since 1999. Over 20 years in long-term and holiday rentals, an international network from Europe to the Emirates, and first-hand experience running an agroturismo finca. Her strength is bringing people together, building trust and listening before she advises.

Sales & Building Project Advisor
A native Mallorcan from a long-established island family, who grew up here and is deeply rooted. As a property expert he also assesses houses technically — building materials, renovation, structure — and advises on renovation and investment. For Alma Balear he is the anchor on Mallorca: anyone looking for a house with a history finds in him the right companion.

Co-Founder · Sales & Property Scout
On Mallorca since 1995. As founder and managing director of Impresol Media Solutions, she has run an agency specialised in tourism marketing and media for over 30 years. She brings her exceptional network of entrepreneurs, hoteliers and island decision-makers to the Alma Balear team.

Property Scout
On Mallorca predominantly since 1994, connected to Berlin. Many years in leadership roles have shaped her sense for people, structures, and their decisions. As Real Estate Scout at Alma Balear, she brings this understanding together with her local network on the island. The focus is on finding off-market properties.

Property Scout
Originally from Berlin, he has lived and worked predominantly on Mallorca since 1994, which has grown into close connections on the island. As an entrepreneur and through his work in real estate, he knows the local market first-hand, both from the owner's perspective and from operational practice. He works reliably and discreetly, with a clear eye for the essentials.

Photographer
Sandra photographs for Alma Balear, the team and the homes we curate. Her eye shapes how the island arrives on our pages.
Frequently asked
We work all over the island. Our heart beats in the interior — and at the same time we have special properties on the coast and in the west when the home and the person fit each other. Off-market, discreet. Just tell us what you are looking for, and we'll tell you honestly whether we are the right partner.
We work with the standard Spanish seller commission. As a buyer, our accompaniment costs you nothing on top. Taxes and notary fees are laid out transparently before you sign anything.
No. We speak German, English, Spanish, French and Catalan. At the notary, the gestor, the tradespeople — we are there and translate until you are sure you understood everything.
From the decision to buy to the notary: typically eight to twelve weeks, provided all papers are in order. With inherited estates or unclear land registry, it can take longer — we'll tell you before we start.
Both yes. The NIE (foreigner tax number) is essential; we help with the application. A Spanish account is required for the purchase itself and for ongoing costs (IBI, electricity, water). We recommend two banks that handle non-residents easily.
That's also an important part for us. Finding tradespeople, planning the garden, improving the energy class, settling into the village, re-registering the car, taking out insurance. Within our network we recommend the right partners to accompany you.
