Who we are

Not your usual real estate agency.

You experience Mallorca best through people who really know the island. We are a team of long-time Mallorca residents — with deep local connections, real island knowledge and a network grown over many years. That is how we find homes with soul: houses, fincas and apartments not everyone gets to see.

Whether in the heart of the island, in small Mallorcan villages or in special spots along the coast — what matters to us is the person and the right home behind it. Toni grew up here, Maren has lived on the island since 1995, Nathalie since 1999. Together we speak five languages, and we would rather say an honest no once than a polite maybe three times. (Alma, by the way, means soul.)

No phrases, no black box. This is how it goes when you reach out.

    A conversation

    A phone call or an email. No questionnaire with 40 fields. We want to understand who you are, why Mallorca, what home means to you.

  2. 02

    Shortlist

    We only show what we would look at ourselves. Not 80 properties to click through — three or four that could actually fit.

  3. 03

    Viewings

    We drive with you; we know the roads. Toni tells you who the previous owner was. Nathalie translates, if needed.

  4. 04

    Due diligence

    Catastro, land register, energy class, IBI, neighbours. We bring you the gestor, the notary, the architect — all people we have worked with for years.

  5. 05

    Notary

    The signing happens in calm. We are there, we translate live. You know what each page says before you sign it.

  6. 06

    Arriving

    After the purchase we don't disappear. Finding tradespeople, planning the garden, improving the energy class, joining a local club — we help you actually arrive. Nothing extra on the bill.

Search assignment

Your real estate scouts — even when the home is not yet on our books.

We sell, let and search for properties on Mallorca. Alongside classic brokerage we also take on targeted search assignments for our clients.

Through our long roots on the island, our personal network and our cooperations with other real estate agencies and industry colleagues, we can find suitable homes well beyond our own portfolio. Our property scouts back us up with experience, market knowledge and a particular instinct for homes that really fit our clients.

Questions we hear every week.

We work all over the island. Our heart beats in the interior — and at the same time we have special properties on the coast and in the west when the home and the person fit each other. Off-market, discreet. Just tell us what you are looking for, and we'll tell you honestly whether we are the right partner.

We work with the standard Spanish seller commission. As a buyer, our accompaniment costs you nothing on top. Taxes and notary fees are laid out transparently before you sign anything.

No. We speak German, English, Spanish, French and Catalan. At the notary, the gestor, the tradespeople — we are there and translate until you are sure you understood everything.

From first conversation to notary: typically four to eight weeks, provided all papers are in order. With inherited estates or unclear land registry, it can take longer — we'll tell you before we start.

Both yes. The NIE (foreigner tax number) is essential; we help with the application. A Spanish account is required for the purchase itself and for ongoing costs (IBI, electricity, water). We recommend two banks that handle non-residents easily.

That's often the more important part for us. Finding tradespeople, planning the garden, improving the energy class, settling into the village — we accompany you as long as you want, no extra invoice.
