Mallorca property prices 2026: the Balearics stay in front

The Balearics are Spain's second most expensive property market: 3,885.60 euros per square metre, up 13.1 percent. What that means for buyers and owners.

The numbers speak plainly: according to current data from Spain's housing ministry, the Balearic Islands are the country's second most expensive property market, with only Madrid still ahead. In the first quarter of 2026 the estimated price per square metre across the islands stood at 3,885.60 euros. That is an increase of 13.1 percent on the year before.

The numbers at a glance.

For comparison: Madrid comes in at 4,047.50 euros per square metre, followed by Guipúzcoa with 3,419.70 euros, Barcelona with 3,207.70 euros and Málaga with 2,988 euros. Nationwide, the average price is 2,315.70 euros per square metre. The Balearics sit more than 67 percent above that, a figure that shows: whoever invests here invests in one of the most sought-after markets in Spain.
