Protected, and that is precisely the value
Classification as protected rural land is not a restriction but a guarantee. While building continues across much of the island, this land and its immediate surroundings will stay as they are today: pine woodland, garriga and old dry-stone walls, with no risk of a new build breaking the landscape next door. The price reflects exactly that. No building coefficient, no development costs, none of the burdens that come with land carrying construction potential. Whoever buys here pays for the land and its setting, not for a right to build that does not exist anyway.
